North side of road :
Parcel "B" 134' by 220' deep, Includes 20' landscape easement to beautify the entryway.
Parcels "A" and "D" are landscape parcels, as well as "Tract" "A" which divides the roadway. These parcels, which I currently maintain, will shortly be titled to the HOA which presently owns a paid up lease in perpetuity.
Parcel "C" 100' by 223' deep
Lot 57 has been built on. The house is seen on this site.
Lot 56 is under contract.
Lot 55 is built on. (Avanzini Builders)
Lot 54 is 103' by 224'.
Lot 53 is owned by Avanzini Builders
Lot 52 is about 3/4 of an acre. 50' is in the Duke energy
easement whose use is limited and cannot be increased under the existing long standing contract. A buyer of
this lot will be a successor to this contract as I am now.
The buyer has any use of this land that does not
interfere with the operations of Duke Energy which is
present owner of the easement right. I have never had
a problem with the easement. The land owner may
fence and lock it and the power company has access
with their own lock and key. Voltages may not be
increased .
South side of the Road :
We are on Citrus County Water. The infrastructure fees have been included in the lot prices.
We are on septic tanks which is a big advantage as water bills are very high if your house is on sewer. If you are on sewer the first 6000 gallons is presumed to be sewerage even if you are not living there and are just watering your lawn. That's for a 2 bedroom house. More money for each extra bedroom.
