Sell your house in Melrose and buy a better house with very low taxes in CITRUS COUNTY and put $300,000. plus in the bank. Sell the snow blower and pay no State income tax. Never slip and fall on the ice when you get older. Take it from this Snow Bird who didn't make it south this year due to surgery and landed on my backside shoveling the walk. I miss my mini orange grove in the Kings' Forest but hope to get there soon.
A lot of land that is worth $500,000 or more in Melrose, is about $35,000. in CITRUS COUNTY. This is less than developer cost due to an oversupply.

(2)The Soil, rather sandy, great for citrus , peaches, loquats and all gardening.
Elevation: No flooding possibility on our land. We are about 80 to 90 feet above sea level and about 40 feet above nearby Lake Hernando. No hurricanes in the 40 years I have been there. Irma was a tropical storm when it reached our area. We had no damage.
When hurricanes enter the gulf they never turn back east above Tampa. Flood damage is confined to the land within proximity to US 19 and areas near some rivers. Presently Angelina St is a quiet dead end that could be extended at a later date.
C: Demographics, 3d highest net worth in Florida due to large number of retirees who bring their money with them. Older population. The retirees mostly from northern states. A lot from Mass and NH.
The Kings' Forest is exactly 1400 miles from Boston. Easily drivable in 3 days. (2 nights in motels and arrive in the afternoon), 2 days if you push yourself. Very easy access to Tampa airport via the Suncoast Parkway.

E: All The common chain restaurants. But the local privately owned restaurants are my preference.
F: Walmart and Lowes 2 miles. Publix super market (2 of them) is best I have ever seen, Bakery is fantastic. About 3 miles on 4 lane road.
Bob Evans restaurant can't be beat for value but is 20 minute drive to outskirts of OCALA. We are close to just about everything.

There are a number of nice subdivisions in Citrus County. Citrus Hills is in our neighborhood and Offers a lot of amenities but the fees can get quite costly.
Canterbury Lake Estates has very small lots but is otherwise nice. However the lots they are currently developing are deep into the subdivision which means that shopping is an extra 3 or 4 miles of driving.
Sugarmill Woods (west side) has tiny lots with a lot of land dedicated to greenbelt. This is a real problem as the greenbelt has become a jungle after years of neglect. Furthermore an owner can't use his own land if the use violates the strict setbacks from the greenbelt. If you want to add a shed or a swimming pool you will probably be out of luck.
